THOMASVILLE, GA, February 28, 2023 - SVN | Saunders Ralston Dantzler is proud to announce the closing of a multi-million dollar land deal in Houston County, Georgia. The Oaky Woods Riverfront Recreational tract was brokered by real estate Advisor, Tom Tuggle, who has a proven track record of successful land and recreational transactions in the area.
The property, located in the prime location of Central Georgia, spans almost 680 acres and is zoned for agriculture. Its size and adjacency to the Ocmulgee River, makes Oaky Woods one of the largest and most popular Wildlife Management Areas (WMAs) in the state. This new land is now open for hunting, fishing, and many more years of conservation.
Tom Tuggle worked tirelessly to bring this acquisition to fruition. The land was previously owned by an avid sportsman from Atlanta who sold the land to the state for $1,806,049, or $2,750 per acre. The Georgia Department of Natural Resources (DNR) and a large donation from an anonymous benefactor fund also played a significant role in making this acquisition a reality.
“This was a quality recreation tract with over two miles of river frontage along the Ocmulgee River," said Tuggle. "I am thrilled to have successfully brokered this deal for my client and I cannot wait to work on many more conservation projects."
This new tract has already been added to the WMA map and will provide excellent opportunities for hunting and fishing enthusiasts. Deer, wild hogs, turkey, and small game hunting will be allowed on the property with proper permission, in addition to the abundant fishing opportunities along the river and a couple of sloughs. The land boasts rolling ridges that drop into the Ocmulgee River bottom. At the scenic Buzzard's Roost location, visitors can look down a hundred feet into the Ocmulgee River as it runs into the ridge.
Oaky Woods Riverfront Recreational will provide an excellent opportunity for visitors to explore the beautiful natural environment of Central Georgia, further emphasizing its significance to the Oaky Woods WMA.
